Whether you're a first-time homebuyer or a seasoned investor, knowing the steps we take during a home inspection can bring clarity and peace of mind. Our process includes a thorough, top-to-bottom evaluation of the property, including the roof, attic, foundation, electrical systems, plumbing, HVAC, and more. We take the time to explain our findings clearly and answer any questions you may have along the way. We do this not just because it’s our job — but because we genuinely care. We believe that every client should walk away from their inspection feeling educated, empowered, and safe in their decision-making. Your peace of mind is our top priority.

- Square Footage of property is the major determining factor of an inspection price.
- Age of the home also plays a role as newer homes will typically have less wear and tear than older homes.
- Additional Services- any other service that you include during or after your inspection.
- Discounts - We do offer a host of discounts for Southern Bound clients
- Taxes and fees are already included in the price.

Scheduling & Attendance
Inspection Time Slots:

- Monday–Friday: 9:00 AM or 1:00 PM
- Saturday: 10:00 AM or 2:00 PM

Need a different time? We are absolutely willing to accommodate to meet your needs.
Client & Agent Attendance:

- Inspections typically take between 2-3 hours depending on size and scope of property.
- You are not required to attend the inspection.
- You are welcome to attend the entire inspection if you’d like.

We encourage clients and/or their real estate agents to meet us at the end of the inspection for a face-to-face walkthrough and explanation of findings.

- We require two forms to be completed and signed before we begin:
- Home Inspection Agreement
- Inspection Authorization Form
- Both forms are available directly on our website.

Industry Standards:

- All inspections are conducted following the ASHI Standards of Practice (SOP).
- These guidelines define what home inspectors are required and expected to inspect.

Inspection Day Process

- Once your inspection is scheduled, we’ll confirm the date and wait until inspection day!
- On the day of the inspection, your inspector will arrive on time and begin assessing the following areas:

- Electrical systems
- Heating and cooling (HVAC)
- Exterior siding, trim, porches, and decks
- Interior walls, ceilings, floors, doors, and windows

- Insulation and ventilation
- Fireplaces (if accessible and safe to inspect)
- Garage and driveway
At Southern Bound, in an effort to provide the very best inspections for our clients, we also provide a complimentary and complete whole home thermal walkthrough for every residential inspection.
Additional Services

- We offer a range of optional inspection services, which can be:
- Added before the home inspection
- Scheduled for a separate date
- Or even completed even after move-in day

After the Inspection
Inspection Report Delivery:

- Our standard report delivery turnaround is within 24 hours from the end of an inspection.
- We do strive for same-day delivery whenever possible

Privacy and Authorization:

- Inspection reports are sent only to you, the client.
- If you'd like your report shared with someone else (agent, friend, family member), we’ll need written permission. You can fill this out online using our Report Release Consent Form.

- If you have questions about your report — before or after move-in day — we’re always available to explain our findings.
- Your peace of mind is our top priority, and we’re here for you every step of the way.
